No matter how well presented a home is when it is put on the market, there are always things that you can do to help your house sell. From a declutter and de-personalisation to a mini makeover, buyers need to see your house as somewhere that they can see themselves living.
When we sold our last house, it showed well and the personal photos had been packed away… The house was finished throughout to the highest standard but it was not selling so after getting some feedback from our agent we were told that people had said that they were looking for a five bedroomed house, ours was six bedroomed if you were to convert the top floor back into two bedrooms rather than a luxury master bedroom suite. So that still left five bedrooms, the problem was one of the bedrooms was being used as an office.
Sadly buyers see what is in front of them, so if they see a room being used as an office the that is what they see. So we pulled the house off the market and removed all the office furniture and turned the room we had been using into a nursery… The house was then relisted and sold within 7 days to someone who had previously seen it! Which goes to show what a different just changing what a room is used for can have a big impact on your potential buyers.

Often sellers will be put off by the need to spend a little to recoup a lot… But simply fixes and spending some money wisely before you open the doors to potential buyers can save weeks of not having a sale and can result in you moving on to your new home sooner.
